Perched high on a bluff overlooking the Black River recreational corridor, the Black Water Cottage is a 2023 project that brings together Adirondack character, modern performance, and immersive views of the surrounding river valley. The wooded site offered dramatic natural advantages, and Inscale Architects shaped the design to celebrate its sweeping, elevated vantage point.

The cottage draws on Adirondack style while integrating a series of contemporary, sustainable features, including an insulated concrete form (ICF) foundation, slab-on-grade construction, an energy-efficient building envelope, and acid-stained concrete floors. At the heart of the home is a cathedral-ceiling great room, where expansive windows frame views of the forested landscape and river far below.

A river-facing deck extends the living experience outdoors, providing a generous, elevated platform with commanding views up the valley. Inside, the plan emphasizes openness and connection: the kitchen, dining area, and great roomflow seamlessly together, while a master bedroom loft suite overlooks the main living space. Two additional guest bedrooms on the main level ensure comfortable accommodations for family and visitors alike.

Rooted in rustic character yet uplifted by modern performance and panoramic vistas, Black Water Cottage is a warm, contemporary retreat that fully embraces its extraordinary natural setting.
